The grass you add, not the grass you inherit

Here is the fact that should frame everything else, and it comes out of our own state research rather than a brochure: zoysia is the dominant lawn grass in none of the fifty states we cover, and a listed secondary grass in twenty-five of them.

No region defaults to it. That makes zoysia unlike every other grass with a care guide on this site — bermuda, St. Augustine, tall fescue and Kentucky bluegrass are each the default somewhere, and the reader’s question there is how do I look after what I have. With zoysia the question is almost always should I put this in instead of what grows here.

So the honest way to read a care guide for it is as a price list.

What you are buying is density at a fine leaf texture that neither bermuda nor St. Augustine matches at the same height — a stand tight enough to hold a mown edge like carpet, and tight enough to crowd out most weeds without help.

What you are paying is three things that are never on the sod invoice, and the rest of this page is those three.

In Tennessee the comparison is concrete. The dominant lawn grass here is Tall Fescue — that is what zoysia would be replacing, and what your neighbours' lawns are made of. Zoysia is on Tennessee's own secondary-grass list, so it is an established choice here rather than an experiment: sod and plugs are available and local extension publishes on it.

Mowing: a leaf that fights back

Clemson’s range:

“The ideal mowing height for zoysiagrass cultivars can range from 1 to 2½ inches”

That is low, and it is the point — zoysia’s density shows at low height where a coarser grass would thin out. But the mowing itself is harder than on any other lawn grass, and UF/IFAS explains why in terms of the plant rather than the machine:

“zoysiagrass leaves contain more lignin and silica than other turfgrasses, they can be quite difficult to mow”

Lignin and silica are structural and abrasive. So the consequence is not horsepower, it is edge maintenance, and Clemson puts a number on it that most homeowners would consider excessive:

“sharpen the mower blade after every 15 thousand square feet of lawn mowed”

On a quarter-acre lawn that is roughly every second or third mow. A dull blade on zoysia tears instead of cutting, and because the leaf is stiff the frayed tips stay visible for days rather than growing out overnight. Feeding, and the green-up rule

Clemson’s annual figure:

“Zoysiagrass lawns should receive 2 to 4 pounds of actual nitrogen per growing season per 1000 square feet of turf.”

And the timing instruction that most people get wrong:

“Apply ½ to 1 pound of actual nitrogen per 1,000 square feet early May after the lawn fully greens up.”

Note what that excludes. Nitrogen during green-up itself is explicitly out — Clemson’s wording is that “fertilizers containing nitrogen should not be applied during this period unless the lawn is located along the coast.”

The reason is worth understanding rather than memorising. A warm-season grass coming out of dormancy is spending stored carbohydrate to push new leaf. Nitrogen at that moment accelerates top growth on a plant whose root system has not restarted, and on zoysia it feeds the one thing you least want more of — see the next section. Wait for full green-up. The lawn tells you when.

Locally: the fertilization window in Tennessee is Fescue: September through November; Bermuda and zoysia: May through August. Read that against Clemson's rule rather than instead of it — the window tells you the season, "after full green-up" tells you the morning, and on a transition lawn those are not the same date every year.

Where this lands in the Tennessee year

Clemson's calendar is South Carolina's. Yours is the one our state research records, and a zoysia lawn has to fit inside it rather than beside it — these are Tennessee's own spring and summer tasks:

  • Spring: Pre-emergent sweeps west to east — Memphis in early March, Knoxville three weeks later
  • Spring: Lime only east of the plateau; Middle Tennessee limestone counties rarely need it
  • Summer: Brown patch watch on fescue every humid week — preventive fungicide often pays
  • Summer: Mow fescue at 4 inches in summer heat

Read the spring items against the green-up rule above. Most state calendars put a pre-emergent and a first feed in the same few weeks, and on zoysia those two are not interchangeable — the pre-emergent goes on soil temperature, the nitrogen goes on the lawn being fully green. Doing them on the same trip is how the nitrogen ends up early.

Thatch is the standing cost

This is the item people are least prepared for, and UF/IFAS frames it as the expected course rather than a mistake:

“Zoysiagrasses typically develop a thick thatch layer in the years after establishment—especially when overfertilized with nitrogen.”

NC State puts a number on the point where it stops being cosmetic: “use a vertical mower (power rake) to remove thatch if it is more than ½ inch thick” — and then the caution that matters more than the threshold, because zoysia recovers slowly: “several thatch removals over several seasons may be needed.” This is not a job you finish in one weekend, and trying to take it all in one pass on a grass this slow to fill in leaves bare ground through the season.

Two things follow.

The nitrogen ceiling is a thatch decision. The 2-to-4-pound range above is not a target to max out. Feeding at the top of it on a mature zoysia lawn buys growth you then have to remove mechanically, which is the most expensive way to spend fertilizer.

And the threshold for acting is different from other grasses. Clemson’s zoysia calendar:

“Consider dethatching zoysiagrass when the thatch layer is greater than 1 inch.”

One inch, not half. Our best dethatcher guide leads with Clemson’s general finding that a layer up to half an inch benefits the lawn — on zoysia the same office doubles the tolerance before intervening, which is consistent with a grass whose fibrous tissue is slow to break down in the first place.

A discrepancy worth flagging, because both numbers are Clemson’s. The zoysia calendar specifies a dethatcher with “a 2- or 3-inch blade spacing set a ¼-inch depth”, while Clemson’s general thatch factsheet puts zoysiagrass in the 1-to-2-inch spacing group alongside bermuda and Kentucky bluegrass. Two publications from the same extension service give different spacings for the same grass. We are not going to pick one silently: the wider spacing is the gentler setting, the calendar is the zoysia-specific document, and if you are renting a machine the safe move is to start at the wider spacing and go narrower only if the first pass under-delivers.

Large patch, treated a season early

Clemson names the diseases:

“The most common diseases that may occur on zoysiagrass during the growing season are large patch” and “dollar spot.”

And the timing, which is the part that catches people:

fungicide applications are “especially critical in fall months” for large patch prevention.

NC State turns “fall” into an actual trigger and a schedule: “Fungicides should be applied in the fall when soil temperatures consistently reach 70°F. Two applications in the fall, 21 to 28 days apart, is usually sufficient.” Soil temperature rather than a date, which is why the soil temperature tool exists — 70°F falling is a different week in every state this grass grows in, and two applications three to four weeks apart means the first one has to be early enough to fit the second before the lawn shuts down.

Two more numbers from the same calendar worth holding onto. The mowing instruction is phrased as a ceiling rather than a height: “mow the grass before it grows taller than 1½ to 2½ inches.” And the annual fertility ceiling is “do not apply more than 4 pounds of nitrogen per 1000 square feet per year” — with nitrogen explicitly off the table from September onward (“do not apply nitrogen at this time”) and through winter. Given that the thatch section above blames over-fertilisation, that autumn prohibition is doing two jobs at once.

You treat in autumn for damage that appears at spring green-up. That calendar mismatch is the same shape as spring dead spot on bermuda — a cool-weather pathogen working on a warm-season grass while it is shutting down, with the bill presented months later when the lawn is supposed to wake up.

So a zoysia lawn with a history of ragged, slow-greening patches does not have a spring problem to solve. It has an autumn programme to plan.

Large patch is on Tennessee's own high-risk disease list, recorded as “Large patch (zoysia)” — so this is a local risk rather than a theoretical one, and the autumn application belongs on your calendar rather than in your reading.

Establishment is the third cost

Zoysia cannot usually be seeded, and this is where the budget goes. UF/IFAS:

“With one exception, zoysiagrasses must be planted vegetatively by sod, plugs, or sprigs.”

The timelines are long even where seed is an option:

  • Seed, where a cultivar allows it: “up to 2–3 weeks to germinate and an additional 6–8 weeks to establish.”
  • Plugs: “at least one full season (and longer for some varieties) is required for complete coverage.”
  • Sod: a lawn the same week, at the highest cost per square foot.
And the ground you are planting into is local. Tennessee soils are Three different states in one: wind-blown loess deep enough to farm around Memphis, thin clay over limestone and cedar glade in Middle Tennessee, and stony acidic mountain soils east of the plateau, draining Loess drains freely and erodes in the west; Middle Tennessee's shallow clay over bedrock ponds in spring and cracks open by August. A moderate profile is the forgiving case for establishment, which makes the timing above the binding constraint rather than the watering.

A full season of a patchy lawn is the real decision, not the price of the plugs. That is a season of weed pressure in the gaps, a season of watering an incomplete stand, and a season of explaining it. And it is a dated decision here. The seeding and sodding window in Tennessee is Overseed fescue mid-September to mid-October; sod warm-season lawns in early summer, which is the same window vegetative establishment needs — sod and plugs go down into warm soil with a full growing season ahead of them, not at the end of one. Miss it and the honest answer is to wait rather than to plant into a closing season.

And know which species you bought

“Zoysia” on a pallet covers plants that behave differently. UF/IFAS separates them:

“Cultivars of Z. matrella typically have good to excellent shade tolerance and salt tolerance.”

While Zoysia japonica is the one with “a faster growth rate” and “excellent cold tolerance.”

So the shade-tolerant zoysia and the cold-tolerant zoysia are not the same plant. If you are planning a lawn under trees, or a lawn at the northern edge of where zoysia survives, the species matters more than the cultivar name on the invoice — and it is a question a sod supplier can answer if you ask it before delivery.

A supplier is not the only place to ask, and not the most disinterested one. UT Turfgrass Science at University of Tennessee Institute of Agriculture is the office that publishes cultivar recommendations for Tennessee — which matters here more than on most grasses, because the cultivar list for zoysia turns over and a variety that suited this state ten years ago may not be what is sold now. Worth knowing what else is grown here while you are deciding: Bermuda, Zoysia, Kentucky Bluegrass. Those are the realistic alternatives to zoysia on a Tennessee lawn, and at least one of them will establish in a fraction of the time. The northern-edge question is a local one: Tennessee runs from a first frost around Late October (plateau) to mid-November (Memphis) to a last frost around Mid-April (east) to late March (west), and everything between those two dates is dormant brown on a zoysia lawn. That span is the complaint people actually voice about this grass, and it is longer the further north you are — worth counting before you choose it over Tall Fescue.

Choose zoysia for density at a fine texture, and then plan for its three costs: a leaf that dulls blades and needs sharpening every 15,000 square feet, a thatch layer UF/IFAS says to expect rather than avoid, and an establishment that takes a season unless you buy sod. Feed it in the 2-to-4-pound range and not at the top of it, hold the nitrogen until after full green-up, and put the large patch fungicide on in autumn for a symptom you will not see until spring. And ask which species you are buying — the shade-tolerant zoysia and the cold-hardy zoysia are different plants sold under one name.
