How to Kill a Lawn Before Reseeding — Or Not Kill It

Penn State decides this with two measurements, not a feeling: how much of the lawn is desirable grass, and how deep the thatch is. Under 50% is the kill-off line.

The decision people agonise over — is this lawn worth saving, or do I start again? — has a published answer, and it is two measurements rather than a feeling.

Penn State Extension keys their renovation programmes on:

  1. What percentage of the lawn is desirable turfgrass
  2. How deep the thatch layer is

Fifty percent and half an inch. That is the whole framework, and it will probably tell you something you did not expect.

The Two Measurements That Decide It

Before anything else, Penn State’s framing of the whole exercise:

“Lawn renovation is time-consuming and expensive and should not be performed unless steps are taken to correct the underlying cause of turf deterioration.”

Read that as a precondition, not a caveat. A lawn that fell to 50 percent weeds did so because of something — shade, compaction, drainage, pH, underfeeding, mowing too short — and killing it without changing that produces the same lawn again in three years. This is why a soil test is the first step of their sequence rather than an optional extra, and why they advise collecting samples “three to four weeks before you begin preparing the soil.”

Now the two measurements.

Measurement 1 — how much is worth keeping. Walk the lawn and estimate what fraction is actually desirable turfgrass rather than weeds and weed grasses. Look at several areas; a lawn is rarely uniform. You are looking for the 50 percent line.

Measurement 2 — thatch depth. Cut a pie-shaped wedge of sod and look at the cut face. The spongy brown band between green leaves and soil is thatch. You are looking for half an inch. Our dethatching guide covers the measurement and why under half an inch is beneficial rather than a problem.

And one override. The presence of perennial grass weeds pushes you into a kill-off regardless of the percentage — because a selective broadleaf herbicide that spares your grass also spares them. One qualifier before you commit the whole lawn, though. A kill-off is the right call when perennial grass weeds are through the stand, but a handful of defined patches does not need it — getting rid of quackgrass covers the wiped spot treatment that clears individual patches without taking the lawn around them with it.

Purdue frames the same decision as a question of order rather than of programme, and its version answers something Penn State’s table does not: how long you actually wait. Three cases, and the waiting period is what separates them.

  • Mostly broadleaf weeds — plant now and control later. Seed in late August or early September, let it germinate, and take two mowings before the October herbicide goes down. Nothing gets killed first.
  • Heavy competition, but not perennial grasses — spray and seed almost immediately. Purdue notes that certain actives permit seeding the day after application, and that “reseeding can take place a day or two following final herbicide application.”
  • Perennial grassy weeds — the slow one, and the case people underestimate. Killing the whole area properly takes multiple glyphosate applications with “at least three weeks between applications”, and only then does the clock start: “renovation can begin five to seven days following final glyphosate application.”

That third line is the useful number. A single spray on bermudagrass, quackgrass or nutsedge buys a brown lawn rather than a dead one, and reseeding into it means doing this again next year. If the two measurements above put you in Program II because of perennial grass weeds, budget six to eight weeks for the killing rather than one.

Program I is the surprise for most readers. Half a lawn being weeds still does not justify killing it, provided the weeds are broadleaf and the thatch is thin. Penn State’s Program I sequence is a full job but not a demolition: soil test, broadleaf weed control, mow closely to around ¾ inch, remove thatch, aerate, lime if the test calls for it, drag or slice, starter fertilizer, seed, roll, mulch if needed, water.

Note the close mow at ¾ inch — far below normal mowing height. That is deliberate: it opens the canopy so seed reaches soil. It is a renovation step, not a mowing height. Our mowing height guide covers where the lawn should sit afterwards.

Program II is the kill-off, and it is where the non-selective belongs:

Timing on the seeding after that spray is covered in full in how long after Roundup can I plant grass — the short version is that glyphosate has no soil activity, so the wait is about confirming a complete kill, not about protecting seed. Penn State agrees: “Turfgrass seed may be safely applied within a couple of days” after application.

And use glyphosate rather than a faster non-selective. The whole job here is killing perennial grasses and their rhizomes, which is the one thing a contact-type product cannot do — glyphosate vs glufosinate sets out why the faster of the two leaves the underground parts alive.

Program III is not a spraying job at all. Over half an inch of thatch and the answer is to physically remove the sod with a cutter or tiller. Spraying and seeding through a thick thatch layer puts your new seed into undecomposed stems rather than soil.

Leave The Dead Grass Where It Is

This is the money-saving detail, and it is counterintuitive enough that people rake off the thing that was going to help them.

Penn State, on Program II:

“Typically, no mulching is necessary, as the dead vegetation will serve as a mulch.”

The killed canopy holds moisture around germinating seed, shades the soil surface and reduces erosion — which is exactly the job you would otherwise buy straw to do. So on a kill-off renovation, do not clear the dead grass. Seed into it.

That said, if you are seeding bare soil rather than a killed lawn, Penn State’s establishment guidance gives the straw rate: 80 to 100 pounds per 1,000 square feet. And straw needs holding down:

Thatch is a different layer and still needs handling. Dead top-growth is mulch; the spongy stem-and-root layer beneath is thatch, and it sits between your seed and the soil. That distinction is why Program III exists.

The Seedbed And The Numbers

Penn State’s establishment figures, which are the ones worth writing down:

The seed rates are not a typo. Bluegrass seed is much smaller than tall fescue, so a pound holds far more seeds — the rate reflects seed count, not volume. Buying by the bag without checking the rate for your species produces either a thin stand or a wasted one.

And roll after seeding, which Penn State specifies as part of the sequence: “use a lightweight roller to roll the entire area.”

The word doing the work is lightweight. The job is seed-to-soil contact, not compaction, and a water-fillable roller at capacity works against the aeration you may just have done.

The Sequence

  1. Soil test, three to four weeks aheadBefore any other step

    Penn State's own first step. The cause of the deterioration is usually in this report, and renovating without correcting it reproduces the same lawn.

Timing, And Why Autumn Wins

Penn State gives early to mid-spring, or late summer to early fall for all three programmes. But their establishment guidance is more decided:

“Late summer is the optimum time to seed in most areas of Pennsylvania”

— because cooler temperatures and higher moisture support establishment better than spring.

The case against spring is the same one that applies to every seeding job: a young lawn with a shallow root system goes straight into summer heat and peak weed germination. The Honest Summary

Most people who ask this question do not need to kill their lawn. Penn State’s Program I covers a lawn that is half weeds, and it is a weed-control-and-overseed job rather than a demolition.

The three things that push you into a kill-off are a genuinely thin stand of desirable grass, perennial grass weeds a selective product cannot touch, or a thatch layer over half an inch — and that last one sends you to a sod cutter rather than a sprayer.

And whichever programme you land in, the soil test comes first, because the lawn failed for a reason and the renovation does not address it.

The other two jobs that use the same non-selective chemistry want different things from it. Kudzu needs repeats over seasons because the reserve is below what one pass reaches, while weeds in gravel and driveways is the one case where you may actually want a soil residual — the opposite of what a seedbed needs.

Should I kill my lawn and start over, or just overseed?

What is the 50 percent rule?

It is the line between improving a lawn and replacing it. Penn State's Program I applies where the existing population of turfgrasses includes 50 percent or more desirable turfgrass species — in that case the lawn is worth saving, and the sequence is broadleaf weed control, close mowing, thatch removal, aeration, then overseeding into what is already there. Below 50 percent, or with perennial grass weeds present, you are seeding into competition that will win, and that is where they suggest glyphosate-containing products. The presence of perennial grass weeds overrides the percentage on its own, because a selective herbicide that spares your grass also spares them.

Do I have to remove the dead grass after spraying?

Usually not, and Penn State names the reason it is better left: in their Program II sequence, typically no mulching is necessary, as the dead vegetation will serve as a mulch. The dead canopy holds moisture around germinating seed, shades the soil surface and reduces erosion — which is exactly what you would otherwise buy straw to do. What does need dealing with is thatch, which is a different layer and a different job. The exception is Program III, where the thatch layer exceeds half an inch: there the existing sod is removed with a cutter or tiller rather than sprayed and seeded through.

When is the right time to renovate a lawn?

Penn State gives two windows for all their renovation programmes — early to mid-spring, or late summer to early fall. Penn State's rates for a sunny, well-drained site are 6 to 8 pounds of turf-type tall fescue per 1,000 square feet, or 2 to 3 pounds of Kentucky bluegrass per 1,000 square feet. The difference is not a mistake — bluegrass seed is far smaller, so a pound contains many more seeds, and the rate reflects seed count rather than volume. Buying by the bag without checking the rate for your species is how people end up with either a thin stand or a wasteful one. For a full new lawn they also specify a minimum of 4 to 6 inches of firmed or settled good-quality topsoil, which is a separate and larger job than a renovation.

Do I need to roll or mulch after seeding?

Penn State's establishment sequence includes both. After seeding, use a lightweight roller to roll the entire area — that presses seed into contact with soil, which is what germination depends on. For mulch they specify 80 to 100 pounds of straw per 1,000 square feet, to retain moisture and prevent erosion. Note the word lightweight on the roller: the job is seed-to-soil contact, not compaction, and a water-fillable roller filled to capacity is far heavier than this step calls for. Then the underlying cause was never addressed, and Penn State opens with exactly that warning: lawn renovation is time-consuming and expensive and should not be performed unless steps are taken to correct the underlying cause of turf deterioration. A lawn that went to 50 percent weeds did so for a reason — shade the grass cannot tolerate, compaction, drainage, a soil pH that suits weeds better, underfeeding, or mowing too short. Killing it and reseeding the same species into the same conditions reproduces the same lawn in three years. The soil test is the first step of their sequence for this reason, not the last.
